What is different about the historic core
Downtown Littleton grew up along Main Street near the rail line and the South Platte, and many of its storefronts and nearby houses date from the late 1800s through the early 1900s. Those buildings use masonry walls, plaster on lath, old-growth wood framing and trim profiles that are no longer milled. A rebuild after water or fire damage in this area is often closer to restoration carpentry than to standard repair.
Many downtown commercial buildings have apartments or studios above shops, so a leak or fire on one floor reaches tenants or owners on another. Shared walls with neighboring buildings are common, and exterior work faces the street. Some properties in and around downtown are designated historic, and the City of Littleton has a historic preservation process that may review exterior changes. Ask the city whether your property is designated before changing windows, doors, masonry or storefronts.
Permits for properties inside city limits go through the City of Littleton. Older buildings also tend to raise code questions when systems are replaced: wiring methods, fire separation between uses, and egress from upper floors.
Before a downtown or older-home rebuild starts
- Confirm with the city whether the property is historically designated
- Test plaster, flooring and finishes for asbestos and painted surfaces for lead
- Save and label removed trim, doors and hardware for reuse or matching
- Photograph storefront and facade details before any exterior work
- Identify shared walls and roofs with neighboring buildings
- Ask whether a structural engineer should look at masonry after fire or long water exposure
- Check with tenants or upstairs owners about access and protection
Questions to ask a contractor about older Littleton buildings
- Have you repaired plaster, old-growth trim or masonry on buildings of this age?
- Who will mill trim to match, and how long does that take?
- Will exterior work need historic review, and who will prepare the submission?
- How will tenants or occupants on other floors be protected during work?
- What code upgrades do you expect when systems are replaced?
