The setting

Ken Caryl is a planned community against the hogback and foothills, developed starting in the 1970s and continuing for decades after. Homes range from 1970s and 1980s two-stories and townhomes to later custom houses on larger lots near open space. Despite Littleton mailing addresses, it is unincorporated, so permits and inspections go through Jefferson County rather than the City of Littleton.

A master association covers the community, and many neighborhoods within it have their own sub-associations. Exterior changes, including roofing material, siding, colors and decks, commonly need design review approval. That matters in a rebuild, because a like-for-like repair may still need approval if the original product is no longer made.

Common questions

Does association approval replace the county permit?
No. Design review and building permits are separate. The association looks at appearance and community standards; the county looks at code compliance. Many exterior rebuilds need both.
Can I rebuild with more fire-resistant materials than I had?
Often yes, but the difference in cost may be yours unless code requires it, and exterior changes may still need design review. Ask your adjuster and the association before ordering.
