Cost factors to check off for your project

Using the factors when comparing numbers

When two bids for the same loss are far apart, the difference is usually explained by one or more of these factors, treated differently. One bidder may have assumed the floor could stop at a doorway while another included every connected room. One may have priced a stock cabinet and another a semi-custom match. One may have left out permits entirely.

Insurance estimates are written using regional pricing data and may not reflect every factor at the time the work is done. Lead times and material availability move. When a contractor's number is higher than the insurer's, ask which factors explain the difference, and whether those belong in a supplement or are owner choices.

Where you have some control

  • IfFinish level is driving the costThenConsider stock materials for covered items and pay the difference only where it matters to you.
  • IfMatching is extending the scopeThenAsk whether a natural break, such as a threshold, gives an acceptable result.
  • IfSchedule pressure is adding costThenWeigh living expense limits against the premium for faster work.
  • IfCode upgrades are driving the costThenReview ordinance or law coverage with your adjuster before deciding.

Questions to ask a bidder about cost

  1. Which factors in this list most affect your price for my project?
  2. What assumptions did you make about matching and how far finishes extend?
  3. Are permits, testing and debris removal included?
  4. Which items could change once walls are opened?

Common questions

Why are no prices listed?
Costs move with material markets, labor availability and season, and every rebuild scope is different. A list of factors stays useful longer than any number would.
