The housing stock

Englewood, just north of Littleton in Arapahoe County, is an older inner-ring suburb. Much of its housing is small single-story bungalows and cottages from the early to mid twentieth century, with post-war brick ranches and some newer infill and apartments mixed in. Lots are often narrow, with detached garages off alleys.

Older and smaller homes change the shape of a rebuild. A kitchen fire in a compact bungalow reaches a larger share of the house than it would in a big modern plan. Partial basements and crawlspaces can hold water and are tight to work in. Wiring may include older ungrounded circuits, and plumbing may include galvanized steel or older drain lines.

Englewood is its own city with its own building division, so permits and inspections go through the City of Englewood, not Littleton or Arapahoe County.

Older bungalow versus post-war ranch

Both are common in Englewood, and they rebuild differently.

Early bungalow or cottage

  • Plaster walls and ceilings in many rooms
  • Partial basement or crawlspace
  • Original wood floors under later coverings
  • Painted trim likely to contain lead
  • Small rooms where damage spreads quickly

Post-war brick ranch

  • Drywall with textured ceilings that may need testing
  • Full basement, often finished later
  • Oak strip floors or original vinyl tile
  • Simpler framing and wider rooms
  • Older electrical panels sometimes due for replacement

Englewood rebuild checklist

  • Confirm the property is inside Englewood city limits and contact the city's building division
  • Test plaster, texture and flooring before demolition; test painted surfaces for lead in pre-1978 homes
  • Ask an electrician to evaluate the panel and circuits in the damaged area
  • Check crawlspaces and partial basements for water and insulation damage
  • Plan access for materials and debris on narrow lots and alleys
  • Ask whether detached garage damage is on the same claim and permit

Common questions

Is Englewood's process the same as Littleton's?
No. Englewood is a separate city with its own building division, adopted codes and inspection scheduling. Contractors who work mostly in Littleton or the counties may be less familiar with it, so ask about their Englewood experience.
What about a damaged detached garage off the alley?
Detached structures are often covered under a separate part of the property policy with its own limit. Ask the adjuster how the garage is handled, and whether its repair needs a separate permit.
Should galvanized plumbing be replaced during the rebuild?
If walls are already open, many owners consider it. Replacing undamaged old pipe is usually an owner cost unless the loss damaged it, so get it priced separately.
